Nouveaux Liquidity Fund
As the economy slows down and inflation rises, luxuries such as travel has struggled as well. This signals a dip in both multi-family and vacation rental housing values which allows us to obtain newer properties in traditionally strong vacation markets at discounted prices as well as having significant seller carried equity.
Our fund serves a dual purpose. Firstly, it pools together liquidity to qualify for loans and execute escrow closings swiftly and efficiently. Secondly, it allows seller equity to backfill the fund, maintaining its financial strength.
Raising investments, which are to be held in an interest-bearing account and used as liquidity, reserves, EMD, and closing costs with 80% of investments remaining liquid at any given time.
By remaining liquid, most investment capital is not placed at-risk.
This fund will also partially transaction fund larger multi-family acquisitions in VA, TX, and FL.

Our strategy doesn't stop at traditional acquisitions. We're also actively seeking rental arbitrage opportunities. This involves operating short-term rentals under long-term leases that cost less than the income generated by short-term rentals. We pass repair and maintenance expenses to the landlord, maximizing profits while minimizing risk.

Jonathan is from Anniston, Alabama and is now a Commander in the US Navy. He has bought and sold real estate since 2007 and has had the privilege of leading thousands of people during his careers in both military and in business leadership. He co-founded Fair Winds Capital Investments in 2020 and is set to retire from Naval service in 2024.
